After living in Prague as an expat for more than 26 years and helping foreigners find their homes here for more than 17, I can tell you that a successful search is not just about what you want, but about understanding how the market works and adjusting your approach accordingly. Prague is a beautiful, safe, and vibrant city where every neighborhood offers good living conditions and a sense of security. Here is my advice on how to make the process smoother and secure a home that feels right for you.
Stay open-minded
Flexibility is your greatest ally in Prague rentals. Many newcomers arrive with a very fixed idea of what they want — a certain size, a specific layout, or a neighborhood they have heard is “the best.” While it is natural to have preferences, limiting yourself too much can make the search more difficult and frustrating.
I always recommend exploring a wide range of properties when searching and exploring. Look at different neighborhoods, layouts, and property styles, even those slightly outside your original plan. You may discover that what you thought you needed is not what you actually want.
For example, a study room does not always need to be a separate enclosed room. In many attic apartments, a quiet gallery on the second floor can serve the same purpose. In older buildings, rooms are often larger than expected, which makes sharing rooms easier for children. And do not automatically dismiss properties on the “first floor,” because in many historic buildings in Prague, the first floor is elevated and offers the same privacy and security as higher levels.
The more openly you explore, the better your chances of finding a home.
Be ready to act
Prague is a landlord’s market. Demand is high, vacancies are limited, and competition is strong across all price ranges. A realistic and flexible mindset is essential.
When you find a home that feels right, be prepared to make a decision quickly. Waiting even a day or two often means someone else will secure the property. At the same time, signing a reservation agreement on the spot is not common practice in Prague, and neither is paying a reservation fee immediately. Instead, ask for the agreement to be sent to you by email, review it carefully, and confirm your commitment the same day. Acting fast but thoughtfully will keep you safe and help you secure the property.
Remember, until the reservation is signed, the home is not reserved for you — and it is not uncommon to see a property taken by someone else if you delay.
Explore broadly and trust your instincts
Prague has an excellent public transportation system — it is safe, clean, reliable, and affordable. Many newcomers feel they must live within 10 minutes of the city center, but the reality is that most residents, including expats, rarely need to go to the center every day. Living just a bit farther away often means more space, a quieter environment, and better value for your budget.
It is natural to ask friends, colleagues, or people on social media for recommendations, but remember that what works for someone else may not work for you. Everyone values different things — proximity to work, green spaces, cafés, or a calm street — and the only way to know what fits your life is to explore for yourself.
Over the years, I have seen many clients fall in love with properties they never expected to like. Sometimes the right home is the one that surprises you — maybe it is smaller but perfectly designed, or in a neighborhood you had not considered but where you immediately feel comfortable. Flexibility and trusting your instincts often lead you to the home where you will feel happiest.
Keep viewings focused and calm
If possible, attend viewings without children. We often receive feedback from landlords or realtors after a visit saying they will not choose a family because the children were too noisy or running around during the appointment. This is completely natural behavior, but landlords often see the viewing as a professional meeting and prefer a calm, focused atmosphere.
We have also seen situations where children “choose” the home during the visit, pick their future room, and become emotionally attached to it, only for the parents to decide on a different property later. This can create unnecessary stress and disappointment. Attending viewings alone allows you to stay focused, ask the right questions, and present yourself as a serious and organized applicant.
Understand your lease agreement
Signing a lease is a significant commitment, and it is essential to understand exactly what you are agreeing to. Many people assume that paying a commission to a realtor means the realtor is there to protect their interests. In reality, the realtor is also paid by the landlord, and their role, as they see it, is to facilitate the transaction, not to advise on the contract.
Some clauses may seem logical to you or may be common in your home country, but they could be unenforceable or even illegal under Czech law. For example, certain penalty clauses or notice conditions often surprise new tenants. Take time to educate yourself ahead on the basics of rental law in the Czech Republic, and if you are unsure, consider hiring a professional to review the agreement before you sign. This small step can save you stress, money and unnecessary complications later.
