Even though we tend to present the Czech Republic as \u201ca paradise to behold\u201d (as we sing in the national anthem), we must educate you about our country with all the facts.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>So, yes, even in the Czech Republic you may encounter scammers who will try to cheat you in, for example, a rental agreement. How not to fall for them? What to look out for when looking for a rental?<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Not a penny without a contract<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cSend us a deposit, we will send you the keys by a courier. We will sign the contract when we\u2019re back from the vacation.\u201d Unfortunately, even some of our team members faced this type of fraud when looking for their own rental apartment before joining ReloCare.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We understand that you want (and often need) to find a place to live as soon as possible, but we strongly recommend that you don\u2019t rush things. Definitely don\u2019t send any deposits or first rent to anyone without a signed contract. The keys may not be on the way, and the apartment may not even exist.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes it is cheaper to stay a few more nights in temporary accommodation rather than to push for a quick rental deal that could end up in you losing your money.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Don\u2019t let yourself be pressured about payment<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In general, beware if the landlord tries to put pressure on you. They may claim that they have more people interested in the apartment, which is often true given the real estate situation in Prague. But never believe someone who claims that another bidder is on the way with a cash deposit, and will give you priority if you pay immediately.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Insist that you want to sign a contract before any payment, which will be checked first by a lawyer or even a relocation agency like us. If this procedure is not to their liking, you are definitely not missing out. At most, you will save yourself a lot of trouble.<\/p>\n\n\n\n<h6 class=\"wp-block-heading\">Do you want to be sure your rental&nbsp;contract&nbsp;makes sense and you are&nbsp;<strong>aware of the illegal or unfair clauses<\/strong>? We can help you to identify them and recommend what you should further negotiate.&nbsp;<\/h6>\n\n\n\n<h3 class=\"wp-block-heading\">3. Be careful who you rent from<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">We have mentioned checking the contract because it is possible that the person you are negotiating the lease with does not have the right to rent the apartment at all. If they themselves have rented the apartment from the owner, they need the owner\u2019s permission to rent it to someone else. At that point, they are the tenants and you would become a subtenant.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Even if they have this consent from the owner, unfortunately the Czech Civil Code does not set out the terms of the subletting agreement very precisely. Often these contracts favour tenants over subtenants.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You can find out whether the person you are negotiating the lease with is the owner of the flat from the <a href=\"https:\/\/nahlizenidokn.cuzk.cz\/\" target=\"_blank\" rel=\"noreferrer noopener\">Land Registry<\/a>, which anyone can access online for free. Or ask a professional to check your contract.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Unfortunately, you have no way of knowing from the Land Registry whether the tenant has the owner\u2019s permission to sublet the apartment. For that you need to see their own contract with the owner, and even then it may not be clear from it. We therefore generally do not recommend entering into such a contract.<\/p>\n\n\n\n<h6 class=\"wp-block-heading\"><strong>Have you ever encountered a suspicious lease agreement? Jak jim nenalet\u011bt? Na co si d\u00e1t pozor p\u0159i hled\u00e1n\u00ed n\u00e1jmu?<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Bez smlouvy ani ka\u010dku<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cPo\u0161lete n\u00e1m z\u00e1lohu, my v\u00e1m po\u0161leme kl\u00ed\u010de kur\u00fdrem. Smlouvu podep\u00ed\u0161eme, a\u017e se vr\u00e1t\u00edme z dovolen\u00e9.\u201d S t\u00edmto typem podfuku se bohu\u017eel setkali i n\u011bkte\u0159\u00ed \u010dlenov\u00e9 na\u0161eho t\u00fdmu p\u0159i hled\u00e1n\u00ed vlastn\u00edho pron\u00e1jmu je\u0161t\u011b p\u0159edt\u00edm, ne\u017e se p\u0159idali k ReloCare.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ch\u00e1peme, \u017ee chcete (a \u010dasto i pot\u0159ebujete) bydlet co nejd\u0159\u00edve, d\u016frazn\u011b v\u00e1m v\u0161ak doporu\u010dujeme, abyste nic neusp\u011bchali. Bez podepsan\u00e9 smlouvy rozhodn\u011b nikomu nepos\u00edlejte \u017e\u00e1dn\u00e9 z\u00e1lohy ani prvn\u00ed n\u00e1jem. Kl\u00ed\u010de v\u016fbec nemus\u00ed b\u00fdt na cest\u011b a ten byt dokonce mo\u017en\u00e1 ani neexistuje.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">N\u011bkdy je levn\u011bj\u0161\u00ed z\u016fstat je\u0161t\u011b n\u011bkolik noc\u00ed v do\u010dasn\u00e9m ubytov\u00e1n\u00ed ne\u017e usilovat o rychlou dohodu o pron\u00e1jmu, kter\u00e1 pro v\u00e1s m\u016f\u017ee skon\u010dit ztr\u00e1tou pen\u011bz.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Nenechte na sebe s pen\u011bzi tla\u010dit<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Obecn\u011b zbyst\u0159ete, pokud se na v\u00e1s majitel bytu pokou\u0161\u00ed vyv\u00edjet tlak. M\u016f\u017ee tvrdit, \u017ee m\u00e1 na byt v\u00edce z\u00e1jemc\u016f, co\u017e je vzhledem k situaci s realitami v Praze \u010dastokr\u00e1t pravda. Nikdy ale nev\u011b\u0159te n\u011bkomu, kdo tvrd\u00ed, \u017ee jin\u00fd z\u00e1jemce je na cest\u011b se z\u00e1lohou v hotovosti, a up\u0159ednostn\u00ed v\u00e1s, pokud zaplat\u00edte okam\u017eit\u011b.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Trvejte na tom, \u017ee chcete p\u0159ed jakoukoliv platbou podepsat smlouvu, kterou nejd\u0159\u00edv zkontroluje pr\u00e1vn\u00edk nebo t\u0159eba reloka\u010dn\u00ed agentura jako jsme my. Pokud jim tento krok nebude po chuti, rozhodn\u011b o nic nep\u0159ich\u00e1z\u00edte. Maxim\u00e1ln\u011b jste se p\u0159ipravili o spoustu starost\u00ed.<\/p>\n\n\n\n<h6 class=\"wp-block-heading\">Chcete si b\u00fdt jisti, \u017ee va\u0161e n\u00e1jemn\u00ed smlouva d\u00e1v\u00e1 smysl a \u017ee <strong>jste si v\u011bdomi nez\u00e1konn\u00fdch nebo nekal\u00fdch klauzul\u00ed<\/strong>? Pom\u016f\u017eeme v\u00e1m je identifikovat a doporu\u010d\u00edme v\u00e1m, o \u010dem byste m\u011bli d\u00e1le jednat.<\/h6>\n\n\n\n<h3 class=\"wp-block-heading\">3. Dejte si pozor, od koho si byt pronaj\u00edm\u00e1te<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Kontrolu smlouvy jsme zm\u00ednili proto, \u017ee se m\u016f\u017ee st\u00e1t i situace, kdy osoba, se kterou o byt\u011b vyjedn\u00e1v\u00e1te, na to nem\u00e1 v\u016fbec pr\u00e1vo. Pokud maj\u00ed oni sami byt pronajat\u00fd od majitele, pot\u0159ebuj\u00ed jeho souhlas s t\u00edm, aby ho pronaj\u00edmali n\u011bkomu dal\u0161\u00edmu. V tu chv\u00edli jsou oni n\u00e1jemn\u00edci a vy byste se stali podn\u00e1jemn\u00edky.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I kdyby tento souhlas od majitele m\u011bli, \u010desk\u00fd ob\u010dansk\u00fd z\u00e1kon\u00edk bohu\u017eel nestanovuje podm\u00ednky podn\u00e1jemn\u00ed smlouvy p\u0159\u00edli\u0161 p\u0159esn\u011b. \u010casto tyto smlouvy zv\u00fdhod\u0148uj\u00ed n\u00e1jemn\u00edky nad podn\u00e1jemn\u00edky.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zda je \u010dlov\u011bk, se kter\u00fdm n\u00e1jem vyjedn\u00e1v\u00e1te, majitelem bytu, se dozv\u00edte z <a href=\"https:\/\/nahlizenidokn.cuzk.cz\/\" target=\"_blank\" rel=\"noreferrer noopener\">katastru nemovitost\u00ed<\/a>, do kter\u00e9ho m\u016f\u017ee kdokoliv zdarma nahl\u00ed\u017eet online. Nebo po\u017e\u00e1dejte o kontrolu smlouvy profesion\u00e1ly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bohu\u017eel z katastru nem\u00e1te jak zjistit, zda m\u00e1 n\u00e1jemn\u00edk od majitele souhlas byt pronaj\u00edmat podn\u00e1jemn\u00edk\u016fm. Na to mus\u00edte vid\u011bt jejich vlastn\u00ed smlouvu s majitelem, a ani tehdy to z n\u00ed nemus\u00ed b\u00fdt jasn\u011b patrn\u00e9.
